Suffolk County Roof Permits
How roof permits work for Suffolk County homes on Long Island, and who files them.
Iron Shore Roofing works on homes in Suffolk County, Long Island. When a roof job needs a permit, Sean pulls it. What is required depends on the town or village, so we confirm that before work starts. This page does not list fees. Those come from the office that issues the permit.
The state rule on a replacement
The 2025 Residential Code of New York State is the code a Suffolk roof has to follow. Section R908.3 says a roof replacement includes removing the existing layers of roof covering down to the roof deck.
Section R908.4 is the recover rule: putting a new roof covering over an existing one. A recover is not allowed when any of these is true:
- The existing roof or roof covering is water-soaked or has deteriorated to the point that it is not an adequate base for more roofing.
- The existing roof covering is slate, clay, cement, or asbestos-cement tile.
- The roof already has two or more applications of any type of roof covering.
A town permit, or the lack of one, does not change that code. Brookhaven's own code says an exemption from a permit is not permission to do work that breaks the Uniform Code.
Town of Brookhaven
Brookhaven Code section 16-3 requires a building permit for work that must conform to the Uniform Code or the Energy Code, including the alteration or improvement of a building or any portion of it. The exemptions include repairs, but only when the work does not affect the structural system, the required means of egress, or the fire protection system.
Brookhaven does not publish a separate roofing rule. Replacing rafters or the roof deck is outside that repair exemption. For a tear-off of the shingles, we confirm the scope with the Brookhaven Building Division before work starts. The code text is in Chapter 16.
Village of Patchogue
Patchogue is an incorporated village inside the Town of Brookhaven. Suffolk County lists it with Brookhaven's villages. A house inside the village is not automatically a Town of Brookhaven permit. The Village of Patchogue Building Department handles construction and alteration inside the village. East Patchogue is a hamlet, so those houses go through the Town. We check the address before anyone files.
Our Patchogue page is the hometown write-up. Bellport is its own village, covered on the East Patchogue and Bellport page.
Town of Islip
The Town of Islip's permit guide says a residential repair or replacement of the roof covering does not need a building permit unless structural elements are changed. A change to the roofline does need one. The same guide says every improvement still has to comply with the New York State Uniform Code and the Town of Islip code, whether or not a permit is required. The guide is When Is a Permit Required?.
Sayville, West Sayville, Islip, and West Islip are in the Town of Islip. Holbrook is split between Islip and Brookhaven. We confirm which town the house is in. See Sayville, Islip, West Islip, and Holbrook.
Other Suffolk towns
Babylon, Huntington, Smithtown, and Commack each have their own building department. This page does not restate rules we have not read in those codes. If your house is in one of those towns, we look up the current rule for that office before work starts. Town pages: Babylon, West Babylon, Huntington, Smithtown, Commack, Bay Shore, East Islip, Medford, Centereach.
Who files
Sean pulls the permit when the job needs one. You get a written estimate after a free inspection, and that estimate says what we found. Full roof replacements include a 10-year warranty on our workmanship. It does not cover repairs. To ask about a roof, request an inspection or call (631) 908-7118. We respond within 24 hours.
