Who handles roofs in East Islip?
Iron Shore Roofing is a licensed and insured roofer based in the Patchogue area. East Islip is west of us, past Islip hamlet. Sean owns the company and does the part that matters most himself: he climbs the roof, checks the attic, writes the estimate, and signs off on the finished job. For a free inspection, call (631) 908-7118 or fill out the request form. You'll hear back within 24 hours.
A 1950s bay hamlet
East Islip is a hamlet on the Great South Bay, in the Town of Islip. Islip hamlet is on the west, Great River is on the east, and Islip Terrace is on the north. The Census estimates describe an older South Shore housing stock:
- The median East Islip home was built around 1956.
- About 4 in 10 homes were built in the 1950s.
- About 1 in 6 were built before 1940.
- About 85% were built before 1980.
- About 7 in 8 homes are detached single-family houses, and about 4,100 occupied homes are owner-occupied.
A house from that era has usually had more than one roof. On the 1950s capes and ranches we look for a second layer, soft decking at the eaves, chimney flashing, and an attic that was never vented. Houses from before 1940 are more likely to sit on board sheathing, with a masonry chimney and a dormer. A later family room or closed-in porch often leaks where the new roof ties into the old one.

The bay, Heckscher, and the wind
East Islip's south end is open water. Heckscher State Park occupies a long stretch of that bayfront, on land that was private estates before it was a park, including the site of William Nicoll's Islip Grange. The Town of Islip's shellfish hatchery is in the hamlet too, near the town beach on the bay.
Wind off the bay works on the rakes, eaves, and ridge first. Salt air corrodes exposed nails, step flashing, drip edge, and vent caps. Nor'easter rain comes in sideways, so a ceiling stain can sit far from where the water got in. Homes toward Islip Terrace see less salt and more shade. On either side we check the edges and the metal, not just the field of shingles.
South, center, and the Islip Terrace line
The south end, by Heckscher, is where wind and salt show up first. The center follows Montauk Highway and the Montauk Branch of the Long Island Rail Road, which stops in East Islip, and that is where a lot of the 1950s houses sit. North of that, Islip Terrace is its own hamlet. The line is easy to miss, and both are in the Town of Islip. If the name on the house is unclear, we say so before any paperwork.
Permits: Town of Islip
East Islip is not a village and it is not in Brookhaven. The Town of Islip Building Division applies, the same office as Islip hamlet, Sayville, and West Islip.
Islip's permit guide says repairing or replacing the roof covering on a house does not need a building permit unless structural elements are changed. Changing the roofline does need one. The work still has to follow the state building code.
New York's code also refuses a new layer over two or more existing roofs, or over shingles that are soaked or falling apart. When a tear-off or a roofline change needs a permit, Sean pulls it.
What we do in East Islip
- Free roof inspection: roof and attic, with what we found explained in plain English.
- Roof repair: leaks, lifted shingles, chimney and wall flashing, pipe boots and vents.
- Shingle roof replacement: a full tear-off, a deck check, then new underlayment and flashing, when a repair will not last.
- Quote review: already have a replacement quote? Send it over and we will tell you if the scope fits the roof.
East Islip roofing questions
Is East Islip the same as Islip?
No. It is its own hamlet, east of Islip and west of Great River. Both are in the Town of Islip, so the permit rules match. The housing and the bay exposure are a different conversation. Our Islip page covers Islip hamlet.
My house is from the 1950s. Does it need a whole new roof?
Not automatically. Many leaks here are chimney flashing, a pipe boot, or the tie-in at an addition. If a repair will hold, that is what we recommend.
I live near the bay. Should the roof be built differently?
The shingles can match a roof farther inland. The edges matter more: how the rakes and eaves are fastened, and flashing and vents that hold up in salt air. The estimate says what we would use and why.
Do I need a permit to replace my roof?
Often, no. Islip does not require one to repair or replace a house's roof covering unless the structure changes. A roofline change does. Sean pulls the permit when the job needs one.
My insurance company is involved. What is your role?
You handle the claim directly with your insurance company. We can inspect the roof, put what we find in writing, and be there when the adjuster comes out. We don't negotiate claims.
