A Holbrook roofer from up the road
Iron Shore Roofing is based in the Patchogue area, a straight run up Patchogue–Holbrook Road from most of Holbrook. We're a licensed and insured, owner-run company. Sean is the one who comes out, gets on the roof, looks in the attic and writes your estimate, and he's the one who checks the finished work. Call (631) 908-7118 or send us a request for a free inspection. We answer within 24 hours.
A neighborhood that went up all at once
Holbrook was mostly farmland and woods for a long time. Its population was about 2,500 in 1965 and about 15,000 by 1975, after the Long Island Expressway reached the area in 1969. The housing shows that boom clearly:
- The median Holbrook home was built around 1975, newer than most South Shore hamlets.
- About 35% of homes were built in the 1970s, and another 22% in the 1960s.
- Only about 3% were built before 1940.
- About 3 in 4 homes are detached single-family houses, and about 7% are attached townhouses.
Why that matters for your roof. When most of a neighborhood is built in the same 15 years, the roofs tend to age on the same schedule. A house built in the 1970s has likely been re-roofed at least once, and if that second roof went on in the 1990s or early 2000s, it may be reaching the age where you start seeing curled or cracked shingles, bare spots where granules have washed off, and leaks around vents and chimneys.
Houses from that period tend to have fairly simple rooflines, which is good news: they're usually straightforward to repair or replace. On a Holbrook inspection, the things we check most are:
- A second layer. Some homes were re-covered right over the original shingles. If there are already two layers, New York's code requires a tear-off before a new roof goes on.
- Attic ventilation. Many 1970s attics were built with too little venting, or had vents covered during later work. A hot, damp attic wears out shingles early and can lead to ice buildup at the eaves in winter.
- Pipe boots and vent flashing. On a simple roof these are often the only weak points, and fixing them is a small job next to a new roof.
Inland weather, not bay weather
Holbrook sits inland, north of Sunrise Highway, with Long Island MacArthur Airport along its western side. You don't get the salt air the bay towns deal with, but you still get the same storms. Inland roofs here see:
- Wind from nor'easters and summer thunderstorms, which lifts shingles along ridges and rakes.
- Snow and freeze-thaw cycles, which find any gap in flashing or any spot where attic heat melts snow unevenly.
- Tree damage, from branches rubbing on shingles or falling in storms, plus moss and debris in shaded valleys.
Permits: Islip side or Brookhaven side?
Holbrook is split between two towns. Most of Holbrook is in the Town of Islip. The section between Portion Road and the Long Island Rail Road tracks is in the Town of Brookhaven. Your tax bill shows which town you're in.
- Islip side: Islip's permit guide says repairing or replacing the roof covering on a house doesn't need a permit unless structural elements change. A roofline change does need one.
- Brookhaven side: Brookhaven's code requires a permit for work that must meet the building code, with an exemption for repairs that don't touch the structure, exits or fire protection. A tear-off that exposes or replaces decking may need a permit.
You don't have to sort this out yourself. We confirm which town your house is in, and if a permit is needed, Iron Shore pulls it.

Holbrook roofing questions
Is Holbrook in Islip or Brookhaven?
Both. Most of Holbrook is in the Town of Islip, and the part between Portion Road and the railroad tracks is in the Town of Brookhaven. The permit rules differ, so we check which town your house is in before work starts.
My house was built in the 1970s and I'm on the second roof. How do I know if it's done?
Look for curled or cracked shingles, granules collecting in the gutters, and stains on the ceiling or attic sheathing. The surest answer is an inspection. We'll tell you whether repairs will buy you real time or whether replacement is the better money.
Can you install a new roof over my existing shingles?
Only if there's a single layer in sound condition. New York's code doesn't allow a new roof over two or more existing layers, or over shingles that are water-soaked or deteriorated. We count the layers during the inspection.
How do I keep ice from building up at my gutters?
Usually by fixing attic ventilation and insulation so the roof stays cold. See our winter prep guide for what to check.
What if my insurance company is involved?
You work with your insurance company directly. We can inspect the roof, write up what we find, and be on site when the adjuster visits. We don't negotiate claims.
