A Medford roofer from Patchogue

Iron Shore Roofing is based in the Patchogue area, just south of Medford. We are licensed and insured, and there is no sales team in between. Sean inspects the roof, writes the estimate, and checks the finished work. Call (631) 908-7118 or ask for a free inspection online. We reply within 24 hours.

Most of Medford went up in one generation

Medford is a hamlet in the Town of Brookhaven, inland of Patchogue, in what used to be pine barrens. The Long Island Rail Road put a station here in 1843, but the houses people live in now are much newer than that. The Census estimates make the boom plain:

  • The median Medford home was built around 1975.
  • About 2 in 5 homes were built in the 1970s, and about 18% in the 1960s.
  • Only about 5% were built before 1940.
  • About 4 in 5 homes are detached single-family houses, and about 1 in 10 are attached townhouses.
  • About 7,000 occupied homes are owner-occupied.

A 1970s house has often been re-roofed once. If that second roof went on in the 1990s or early 2000s, it may be the one curling or washing granules into the gutters. Rooflines are usually simple. We check for a second layer, because New York's code requires a tear-off once two layers are up, or when the shingles are soaked. We also check attic ventilation, pipe boots, and branches over the valleys. Medford was cut out of the pines, so the trees are part of the inspection.

Inland weather, not bay weather

The Census counts Medford as all land. There is no bay shoreline and none of the salt air the South Shore deals with. You still get the storms. The Long Island Expressway came through in 1970, with exits at Horseblock Road and Route 112.

Nor'easters and thunderstorms lift shingles at the ridges and rakes. Snow and freeze-thaw find gaps in flashing where attic heat melts the eaves unevenly. Pines and oaks drop debris into valleys and scrape shingles. A limb on the roof after a storm is a call, not a wait.

Neighborhoods

Eagle Estates went in along Horseblock Road, east of Route 112, starting in 1963: modest houses and simple roofs, now old enough for a second or third covering. The Pines followed in the 1970s, east of Buffalo Avenue and south of Jamaica Avenue. Houses there are usually the same age as the ones next door, which helps when you are deciding if a repair still buys time.

Most of Medford is in the Patchogue-Medford schools. A southeast corner is in South Country, and a northeast corner is in Longwood. The whole hamlet is still in Brookhaven.

Permits: Town of Brookhaven

Medford is not split the way Holbrook is. Holbrook sits in both Islip and Brookhaven. Medford is Brookhaven, so Brookhaven's Building Division is the office that applies.

Brookhaven's code requires a permit for work that has to meet the state building code, and it exempts repairs that do not affect the structure, the exits, or fire protection. A small repair usually falls under that exemption. A full tear-off that exposes or replaces decking may not. The Town is the final word on a close call, and we ask before we schedule that kind of job.

If a permit is required, Sean pulls it. You will know before work starts whether one is part of the job.

Medford roofing questions

Is Medford in Brookhaven or Islip?

The Town of Brookhaven. Holbrook, on the west side, is split between Islip and Brookhaven. Medford is not. Brookhaven's Building Division is the office for a Medford house.

My house was built in the 1970s. Is the roof finished?

Age alone does not decide it. A 1970s house is often on its second roof, and that roof may be the one curling, cracking, or losing granules. We look at the shingles, the deck, the flashing, and the attic ventilation. If a repair still makes sense, we say so.

Can you put a new roof over the old shingles?

Only if there is a single layer in sound condition. New York's code does not allow a new roof over two or more layers, or over shingles that are water-soaked or deteriorated. We count the layers during the inspection.

The pines drop debris all year. What should I watch?

Needles in the valleys, branches rubbing the shingles, and new attic stains after a storm. If a limb hit the roof, call us. Our nor'easter guide shows what you can check from the ground first.

What if my insurance company is involved?

You work with your insurance company directly. We can inspect the roof, write up what we find, and be on site when the adjuster visits. We don't negotiate claims.
