West Babylon is not the Village of Babylon. The village is the incorporated community on the east side, and it has its own page. This page is the hamlet: the streets between Lindenhurst and that village, from the Great South Bay north toward Wyandanch and Deer Park.

A 1950s and '60s housing stock

West Babylon is one of the larger hamlets on the South Shore, and most of the houses went up in the postwar years. The Census estimates:

• The median West Babylon home was built around 1961.
• About 3 in 10 homes were built in the 1950s, and about 1 in 4 in the 1960s.
• About 8% were built before 1940.
• About 3 in 4 homes are detached single-family houses.
• About 10,400 occupied homes are owner-occupied.

A house from 1958 or 1964 is often on its second or third covering, and the older layer was not always taken off.

If the roof was already re-covered once, state code will not allow another layer, and soaked shingles cannot be covered either. Some of these houses still have board sheathing. It can be solid, but rot at the eaves, chimneys, and valleys is what we want to see before we write a number. Additions leak where the new roof meets the old one, and postwar attics were rarely vented the way modern shingles want.

The bay, the canals, and the inland streets

West Babylon's south side is the Great South Bay. Venetian Shores, at the southwest end, is a canal neighborhood on the water. Many people there use a Lindenhurst mailing address and the Lindenhurst schools, so it gets talked about as Lindenhurst. It is still inside the West Babylon census area.

Roofs by the bay and the canals take wind across open water, which loosens shingles at the hips, ridge, rakes, and eaves first. Salt air corrodes nails, step flashing, drip edge, and vent caps. Nor'easter rain is driven under the edges. Farther north, toward Sunrise Highway and the Southern State, the salt drops off. Tree limbs, ice at the eaves, and lifted tabs are the usual story there.

Which Babylon are you in?

Lindenhurst is to the west, Wyandanch and Deer Park to the north, and North Babylon plus the Village of Babylon to the east. The village runs its own rules. We confirm which office applies before a permit is filed.

Permits: Town of Babylon

For a house in the Town of Babylon, the Town's Building Division is the office. Babylon's published list of work that needs a building permit includes a roof replacement that removes plywood. A repair that leaves the deck in place generally does not. Dormers and other roofline changes are their own permit.

You do not have to sort the village line or the plywood question alone. If the job needs a permit, Sean pulls it, in whichever town or village the house is actually in.

Is West Babylon part of the Village of Babylon?

No. West Babylon is a hamlet in the Town of Babylon. The Village of Babylon, on the east side, is incorporated and has its own rules. A Lindenhurst mailing address, which is common in Venetian Shores, does not by itself tell you the building department. We confirm which office applies.

My house is from the 1950s or '60s. Does it need a new roof?

Not by age alone. One failed spot, often chimney flashing or an addition, is often a repair. If the covering is past saving, or there are already two layers, we will show you why.

I live near the canals. Should the roof be different?

The shingles can be the same. Where the wind comes off the bay, the hips, rakes, eaves, and the metal matter more. The estimate explains what we would do differently.

Does the Town of Babylon require a roof permit?

Babylon lists a roof replacement that removes plywood as work that needs a building permit. A repair that leaves the deck alone often does not. If your job needs a permit, Sean pulls it.

Will you handle an insurance claim after a storm?

The claim stays between you and your insurance company. We can inspect the roof, give you a written record of the damage we see, and meet the adjuster at the house. We don't negotiate claims.
